What We Check, Service & Leave Behind

Safety, performance, and a furnace you finally understand.

01

Safety Check

We test carbon monoxide levels at the flue, inspect the heat exchanger for cracks, and check the gas valve, ignitor, and electrical connections for safety.

02

Clean the Parts That Matter

Burners, flame sensor, and blower wheel get cleaned so combustion stays efficient and your system isn’t working harder than it should.

03

Performance Test

We test the limit switch, check blower motor amp draw, and measure actual heat output, not just whether it powers on.

04

New Filter Included

Furnace visits include a standard-size filter replacement, one less thing on your list.

05

Walkthrough Before We Leave

We explain what we found and what it means, in plain language, before we pack up.

06

Typical Visit: 2 to 3 Hours

Time varies by system type and condition, but most furnace visits fall in this range.

07

Cleanup

Your space, cleaned up, no mess left behind.

How It Works

SCHEDULE

1. Book before the cold hits — Get on the calendar before heating season starts, so a small issue doesn’t turn into a no-heat call in January.

2. Choose a window that fits — Morning or afternoon, you pick what works for your day.

LEADING UP TO YOUR VISIT

3. A reminder, not a surprise — We confirm the appointment ahead of time so it’s never a scramble.

4. See who’s coming — A photo and quick bio land in your inbox before the tech arrives at your door.

ON-SITE

5. The full check — Safety tested, key parts cleaned, system run under real conditions.

6. No pressure, no hidden costs — Anything beyond standard maintenance gets flagged clearly, with a real price, before any work happens.

7. A recap you can follow — The tech walks you through exactly what was done and why it matters, before heading out.

ONCE WE’RE DONE

8. Paperwork that pays off — You get a written record of the visit, handy for warranty claims or rebate programs that require proof of maintenance.

Signs You're Overdue for Maintenance

Furnaces rarely fail without warning. Here’s what to watch for before it stops working altogether.

Rising Energy Bills

A furnace working harder than it should shows up on your utility bill before it shows up anywhere else.

Uneven Heating

Some rooms warm, others cold. That’s often a sign of airflow or blower issues, not just old ductwork.

Strange Furnace Noises

Banging, rattling, or squealing usually points to a part that’s loose, worn, or about to fail.

Frequent Cycling On and Off

A furnace that won’t hold a steady cycle is often struggling with a dirty component or failing part.

Yellow Pilot or Burner Flame

A healthy flame burns blue. Yellow can mean incomplete combustion and a carbon monoxide risk.

It's Been Over a Year

Annual maintenance is the standard for a reason. Skipping a year raises the odds of a mid-winter breakdown.

Dust or Odd Smells from Vents

A burning smell on startup is normal briefly. Persistent odors or dust often mean it’s time for a look.

Higher Humidity or Dry Air Indoors

A furnace that’s not running efficiently can throw off indoor air balance, not just temperature.

Rooted in the Community We Serve

We’re Snohomish County families too, which means winter mornings without heat hit home for us the same way they hit home for you. Cascadia Comfort isn’t just a branded truck showing up at your door, we’re a PSE Trade Ally approved contractor, active in the same neighborhoods we service, and invested in keeping this community running warm and safe through the season.

Seattle winters aren’t the coldest, but they’re long, damp, and hard on a furnace in ways that don’t show up in other regions. Here’s what we watch for.

  • Constant, not occasional, use — Unlike areas with brief cold snaps, Puget Sound furnaces run for months straight. That extended runtime wears down igniters, blower motors, and heat exchangers faster than a system that only kicks on a few weeks a year.
  • Damp crawlspaces and attics — A lot of local furnaces sit in crawlspaces or attics exposed to our region’s moisture, which speeds up rust and corrosion on components that stay dry in drier climates.
  • Older housing stock — Many homes here still run original ductwork or aging furnace units, meaning parts and airflow issues show up that a newer system in a newer build wouldn’t have.
  • Power blips from storms — Windstorms and outages are common in this area, and the electrical restarts that follow can stress ignition systems and control boards over time.
  • Proof of maintenance matters — PSE rebate programs and most manufacturer warranties require documented annual service. We track that history so it’s ready whenever you need it.

What Seattle Homeowners Are Saying

The only downside of using Cascadia Comfort? You wish they just be the one that handle all sorts of work other than HVAC because they define what a fantastic service should be. They extremely responsive with communication, doesn't have any shady practice of charging you insane amount of visit fee that doesn't go towards the actual repair, reasonable pricing, and excellent use of technology to let you know who's coming and when are they coming for repair. The technician was extremely friendly and knowledge. He let me shadow him and explain every steps to me. I wish they can also be my landscaper, home repair, car repair....

Frequently Asked Furnace Maintenance Questions

How much does furnace maintenance cost?

Furnace maintenance with Cascadia Comfort is $189 per visit, or $139 if you’re a member. Combined heating and cooling visits and multi-head mini-split systems are priced separately.

A full safety check, cleaning of key components, a performance test, filter replacement, and a plain-language walkthrough before we leave. See the full breakdown above.

Once a year, ideally before heating season starts. Waiting longer raises your odds of a mid-winter breakdown and can affect warranty coverage.

Often, yes. Most manufacturer warranties require documented annual maintenance. We provide that record so you’re covered if you ever need to file a claim.

Yes. Carrier, Trane, Lennox, York, American Standard, and most other brands, including older or discontinued units. We’re also a Mitsubishi-approved contractor, which reflects our overall standards even though Mitsubishi doesn’t manufacture furnaces.

Yes. Members pay $139 per visit instead of $189, plus priority scheduling before peak season. $75 of that furnace maintenance fee goes back to you each year towards a new system.

Most visits run 2 to 3 hours, depending on your system’s age and condition.

Some of it, changing a filter, clearing dust near the unit. But testing for carbon monoxide, checking gas pressure, and inspecting the heat exchanger require professional equipment and training. Skipping those isn’t worth the risk.
