What We Check, Service & Leave Behind

Every visit covers safety, performance, and a system you understand better than before.

01

Safety Check

We test for carbon monoxide, inspect gas connections, and confirm your system’s electrical components are safe and up to code.

02

Clean the Parts That Matter

Coils, burners, condensate drains, and other key components get cleaned so your system isn’t working harder than it should.

03

Performance Test

We run your system under real conditions and measure actual output, not just whether it powers on.

04

New Filter Included

Furnace visits include a standard-size filter replacement, one less thing on your list.

05

Walkthrough Before We Leave

We explain what we found and what it means, in plain language, before we pack up.

06

Typical Visit: 2 to 4 Hours

Time varies by system type and condition, but most visits fall in this range.

07

Cleanup

Your space, cleaned up, no mess left behind.

How It Works

BOOK

1. Schedule for spring or fall — Book ahead of cooling season or heating season, whichever system needs attention. Spring for AC, fall for furnace, or both if you’re on our combined membership.

2. Pick a time that works — Morning or afternoon windows, whatever fits your schedule.

BEFORE WE ARRIVE

3. Appointment reminders — We confirm your visit so it’s never a surprise.

4. Know your technician — You’ll get a photo and a short bio before they knock, so you know exactly who’s showing up.

THE VISIT

5. Full inspection — Safety checks, key components cleaned, performance tested.

6. Straight answers — If we find something outside routine maintenance, you’ll hear about it clearly, no pressure, no surprise charges.

7. Walkthrough — Before we leave, we explain what we did and what it means for your system.

AFTER

8. A record you can use — Documentation of your visit, useful for warranty compliance and any utility efficiency rebates you’re pursuing.

Signs You're Overdue for Maintenance

These aren’t emergencies. That’s exactly why they’re easy to miss.

It's Been Over a Year

No service in 12+ months means small issues have had time to become expensive ones.

Energy Bills Creeping Up

A system losing efficiency doesn’t spike your bill overnight. It climbs slowly, until you notice.

Airflow Feels Weaker

Not off, just less. Often the first sign dust or buildup is affecting performance.

Your Warranty Requires It

Many manufacturer warranties need documented annual maintenance to stay valid. Skipping service can void coverage.

More Dust or Allergies Than Usual

A system overdue for cleaning can circulate more of both.

It's Running Longer Than It Used To

Longer cycles to hit the same temperature usually mean reduced efficiency, not a bigger problem yet.

You Just Moved In

New house, unknown maintenance history. Start clean instead of inheriting someone else’s deferred upkeep.

It's Spring or Fall

The easiest way to avoid a summer or winter breakdown is servicing before the season that stresses your system most.

Rooted in the Community We Serve

Cascadia Comfort isn’t just another name on a truck. We’re a PSE Trade Ally, a Kicking Gas partner helping Snohomish County families access heat pump subsidies, and a proud supporter of the local organizations that keep our community strong.

Seattle’s climate and housing stock create maintenance needs you won’t see everywhere. Here’s what we watch for.

  • Older homes, tighter spaces — Many Seattle-area homes weren’t built with central air in mind, so mini-splits and compact systems are common, and access for service can be tricky.
  • Short but intense cooling season — Systems sit unused most of the year, then get pushed hard during summer heat waves, which is exactly when deferred maintenance turns into a breakdown.
  • Marine air and moisture — Coastal humidity accelerates corrosion on outdoor units and electrical components, so we check for it every visit, not just when something’s already wrong.
  • Mixed system types — From older central AC in Eastside homes to newer ductless mini-splits in Seattle and Mill Creek, we maintain a wide range of setups, not just the easy ones.
  • Documented service history — Many manufacturer warranties and PSE rebates require proof of annual maintenance. We keep that record so you have it when you need it.

Why Homeowners Trust Cascadia Comfort for AC Maintenance

Mitsubishi-Approved for Cooling Systems

We’re an approved Mitsubishi Electric contractor for cooling systems, and we maintain a wide range of ductless and central systems to the same standard.

Trained Across Every Type of System

From older central AC to newer ductless mini-splits, our technicians know how to service what’s actually installed, not just the easiest setups.

We Inspect Before We Recommend Anything

Every visit starts with a real look at your system. If something needs attention beyond routine maintenance, you’ll hear about it clearly, with no pressure to act on the spot.

We Service the Way the Manufacturer Intends

Cutting corners on maintenance voids warranties and shortens equipment life. We follow manufacturer specs, every time, so your coverage stays intact.

What Seattle Homeowners Are Saying

The only downside of using Cascadia Comfort? You wish they just be the one that handle all sorts of work other than HVAC because they define what a fantastic service should be. They extremely responsive with communication, doesn't have any shady practice of charging you insane amount of visit fee that doesn't go towards the actual repair, reasonable pricing, and excellent use of technology to let you know who's coming and when are they coming for repair. The technician was extremely friendly and knowledge. He let me shadow him and explain every steps to me. I wish they can also be my landscaper, home repair, car repair....

Frequently Asked AC Maintenance Questions

How much does AC maintenance cost?

HVAC maintenance with Cascadia Comfort is $139 for a furnace or mini-split system (1-3 heads), or $239 for combined heating and cooling systems (heat pump plus air handler, heat pump plus furnace, mini-split systems with 4+ heads, or AC plus furnace). Members pay $50 less per visit.

Every visit includes a full safety check, cleaning of key components, a performance test, a filter replacement for furnace visits, and a plain-English walkthrough of what we found. Most visits take 2 to 4 hours depending on your system.

Once a year, ideally before the season that stresses your system most. Spring for cooling, fall for heating, or both if you’re on our combined membership.

Often, yes. Many manufacturer warranties require documented annual maintenance to stay valid. We provide service records so you’re covered if you ever need to make a claim.

Typically 2 to 4 hours, depending on your system type and condition.

Basic filter changes and keeping the outdoor unit clear of debris are fine for homeowners. Refrigerant checks, electrical testing, and safety inspections need a licensed technician, that’s the part a DIY check can’t replace.
