No power to the indoor unit, blank display, or unresponsive remote.
Other heads run fine, but one zone stays warm, cold, or off entirely.
Barely any air from the indoor head, or airflow that’s weakened.
Frost on the indoor coil or outdoor unit, even when it’s not cold out.
Dripping from the indoor unit, usually a clogged or failed condensate pump.
Remote won’t sync, buttons don’t respond, or settings change on their own.
Unit turns on and off constantly instead of running a full cycle.
Clicking, buzzing, or rattling from the indoor head or outdoor condenser.
Understanding what’s actually wrong is how we make confident decisions, and give you an accurate quote.
A leak in the line set between the indoor and outdoor unit causes weak heating or cooling, even if the head itself is fine. We pressure test the full line, not just the connections at each end.
The most common mini-split callout. When the pump or drain line clogs, water backs up and drips from the indoor unit instead of draining outside.
The circuit board reads sensor data and manages the compressor cycle. A failed board causes error codes, erratic cycling, or a unit that won’t respond to any input.
Sometimes it’s not the system, it’s the remote losing signal with the indoor head’s receiver. We check this before assuming a bigger problem.
Low refrigerant, a dirty filter, or restricted airflow can ice over the indoor coil, cutting cooling output to almost nothing until it’s addressed.
The capacitor gives the compressor and fan motors the jolt they need to start. A weak one causes hesitation on startup or a unit that hums but won’t run.
Debris, corrosion, or a failing compressor at the outdoor unit affects every zone connected to it, not just one head.
On multi-zone systems, the branch box routes refrigerant to each head. A fault here can cause one zone to underperform while others run normally, easy to misdiagnose without ductless-specific experience.
Every mini-split repair starts with a full diagnostic, not a guess. Here’s what happens when we show up.
01
Full System Diagnostic
We check the indoor heads, outdoor unit, line set, and condensate drain, not just the zone you called about.
02
Clear Explanation Before Any Work
You’ll know what’s wrong and what it costs before we touch your system.
03
Repair Using Quality Parts
We use manufacturer-approved parts, not the cheapest option available.
04
System Test Before We Leave
We confirm the zone (or all zones) is heating and cooling properly before we call it done.
05
Cleanup
We leave your space the way we found it.
Most mini-split problems are fixable. Here’s how to know when repair still makes sense, and when replacement saves you more long-term.
REPAIR USUALLY MAKES SENSE IF:
REPLACEMENT IS WORTH CONSIDERING IF:
We’ll always give you a straight answer, even if that means a repair instead of a sale. If replacement really is the better move, we’ll walk you through what a mini-split replacement looks like, no pressure, just the facts.
DIAGNOSE
1. System and zone walkthrough — Confirm which head(s) are affected and how the system is behaving overall
2. Power and electrical check — Test the indoor head, outdoor unit disconnect, breaker, and control board for power issues
3. Refrigerant pressure test — Check line set pressure at the outdoor unit to rule out leaks or undercharge
4. Airflow inspection — Check the indoor coil, filter, and blower wheel for restrictions limiting airflow
5. Condensate drain and pump check — Confirm the drain line and pump are clearing water properly, not backing up
6. Remote and control board test — Verify the remote is syncing and the board is reading sensors correctly
DECIDE
7. Root cause identified — We explain what’s actually failing in plain language, not just the symptom
8. Upfront quote before any repair — You approve the cost and scope before we touch anything
REPAIR
9. Repair performed
10. Post-repair testing — We check pressures, temperatures, and airflow to confirm the fix holds across every zone
11. Walkthrough — We explain what was wrong, what we did, and any recommendations going forward
Mini-split repair costs vary based on what’s actually wrong. These are the main factors that affect price.

One zone acting up can trace back to the outdoor unit or line set. We check the full system, not just the head you called about.
Branch boxes, shared outdoor units, uneven zone performance, we untangle multi-zone problems other techs misdiagnose as single-head issues.
You’ll know the cost before we start. No upsells, no guesswork billing.

The only downside of using Cascadia Comfort? You wish they just be the one that handle all sorts of work other than HVAC because they define what a fantastic service should be. They extremely responsive with communication, doesn't have any shady practice of charging you insane amount of visit fee that doesn't go towards the actual repair, reasonable pricing, and excellent use of technology to let you know who's coming and when are they coming for repair. The technician was extremely friendly and knowledge. He let me shadow him and explain every steps to me. I wish they can also be my landscaper, home repair, car repair....Posted on Google![]()

MINI-SPLIT REPLACEMENT
Ready for a new system instead of a repair? We’ll help you choose the right fit.
MINI-SPLIT INSTALLATION
Adding ductless heating and cooling to a room, addition, or ADU.
HEAT PUMP SERVICES
Heating and cooling in one system, built for Pacific Northwest winters.
Most mini-split problems are fixable, especially on systems under 10 years old. Replacement usually makes more sense if you’ve had several repairs already, the repair cost is close to half of replacement, or the outdoor unit is struggling to keep up with multiple zones. We’ll always give you a straight answer either way.
It depends on what’s actually wrong. A condensate pump clog costs far less than a control board or compressor issue. We diagnose first and give you a clear price before any work starts, no guessing over the phone.
This is almost always a clogged condensate drain or a failed condensate pump. Water backs up instead of draining outside and drips from the indoor head. It’s one of the most common calls we get across Lynnwood, Mill Creek, and Bothell.
Usually a problem specific to that head, like a dirty filter, iced coil, or a bad sensor, rather than the whole system. Sometimes it traces back to the branch box or outdoor unit. We test the full system to find out which.
We’re factory-trained on Mitsubishi and service all major ductless brands, including Daikin, Fujitsu, and LG, across Seattle, Everett, King County and Snohomish County.
Yes. We back our repair work with a 1-year parts and labor warranty.
Sometimes it’s not the system, it’s the remote losing sync with the indoor head’s receiver. We check this before assuming a bigger problem, it’s a quick fix when that’s the cause.
Same-day is always our goal, so that you can get back to comfort right away.
